Hiring a Heritage Consultant: What to Look for and Where to Find Them??


Our cultural heritage is a precious resource that must be preserved for future generations. Heritage consultants play a vital role in this process, providing expert advice and guidance on the conservation and management of historic sites, buildings, and landscapes.


All too often, a heritage consultant is approached late in the planning process. Whilst some applications are fairly simple in principle, such as a homeowner applying for Listed Building Consent to change their windows, for example, unforeseen heritage issues can crop up throughout the application process which could have been identified pre-submission by a heritage consultant. By engaging with a professional prior to submitting a planning application, it is more likely that the scheme will be successful on heritage grounds, which will negate the need for appeal or resubmission, saving you both time and additional expense.  


Here are some things to consider when hiring a heritage consultant:

  • The type of heritage project you are working on. Some consultants specialise in certain types of heritage projects, such as historic buildings, archaeological sites, or cultural landscapes. It is important to find a consultant who has experience with the type of project you are working on.
  • The consultant's expertise. Make sure the consultant has the necessary education, training, and experience to complete your project. You may want to ask about their specific areas of expertise, such as architectural history, conservation, or planning. For built heritage and conservation in particular, membership of the Institute of Historic Building Conservation (IHBC) is highly recommended as it demonstrates commitment and ensures the consultant adheres to a professional Code of Conduct.
  • The consultant's fees. Heritage consultancy can be a costly investment, so it is important to get a quote from the consultant before you hire them. Be sure to understand the scope of work and the fees associated with each stage of the project.
  • The consultant's communication skills. This is a biggie. It’s likely that your project involves a lot of moving parts (architects, town planners, local authorities etc), therefore effective communication from your heritage consultant is crucial. Ensure that your heritage consultant understands the need for regular contact and that they are willing to answer your questions.
  • The consultant's availability. Make sure the consultant is available to work on your project when you need them. You may want to ask about their availability and their turnaround time for completing projects.
  • The contract. Get everything in writing. Once you have chosen a consultant, be sure to get everything in writing, including the scope of work, the fees, and the timeline.

Due to their specialist nature, heritage consultants can prove to be elusive creatures but if you search in the right places, those with appropriate accreditations and experience can be found. Here are some ways to find them:
